Investment Home: Before and After Pics!

We are SO thrilled about our investment property! (You can read all about our purchase here) When we purchased it, it was “rent ready.” Fully furnished and decorated which was a huge blessing. It’s so great to have something to start with and allows us to slowly make changes to make it ours as we go along. Even though it was ready to rent upon purchase, we have a LOT of experience renting in the area and wanted to go ahead and make changes right away that we know we will appreciate when we use it and when others rent it!

Dining and Living Area

(this was the area in the least need for improving so it’ll probably stay this way for awhile!)

We replaced all the blinds throughout the house with custom ones that are SO nice. We also got rid of all the artwork that just was not our style 😉 and made small changes that left a big impact (like new pillows and lamps etc). 

In my opinion the living room needed the most updating and I’m the most proud of how it turned out!!!

We got rid of the frustrating patio door blinds and instead did black out curtains for the sliding doors. We purchased a new couch and accessories and put in a new entertainment center as well as purchased 6 bar stools for the island area.

I LOVE this paint color and want to use it somewhere in our home too! I also really love the bedding! 

We plan to have a slight Disney theme in each room and this will be “Peter Pan.” I want to find a cool quote or nice photo for above the bed at some point! 

Each room has a nice sized flat screen tv (we bought several new ones which was important to Zach) and Zach mounted them all!

This is the downstairs master bath. Lots of counter space and a separate shower and tub! The natural lighting in here is SO pretty!

This is “Beauty and the Beast” theme and I plan to put a “Be Our Guest” photo above the bed and we already have a few details on the dresser. 

Upstairs Master Bathroom

There are two queen bedrooms upstairs. 

Room 1

Room 2 shows how rough the tvs all looked!

We made this one “Jungle Book” themed. Again it’s a slight Disney theme without being obvious. 

TV looks MUCH better mounted 😉

The 2nd Queen Room is a “Mickey” Theme. 

There are also two twin bedrooms upstairs

We converted the first one into a Moana themed room with bunks. Our kids get SO pumped for bunkbeds in rental houses and get SO excited for themed bedding!

The 2nd twin room had TWO twin beds CRAMMED in it which was craziness so we put one set of the beds in the Moana room and kept the other set in this room and converted it to Star Wars!

There is an awesome area upstairs for extra seating/tv watching. It’s great because we could eventually very easily close this in and make it a 7th bedroom. But our short term plans is to convert this area into a media room with a screen projector for kids to watch movies and such and let the parents have “kid free time” downstairs 😉 

Many rental homes have a garage converted into a game type room and we were very impressed that this home already included the pool table and air hockey table. 

We added in a ping pong table (which I’ve never seen in a rental house and is something we’re excited about!) and also put basketball goals up and we moved some seating out there too in order for it to be a place people can gather. 

The back deck is a screened in area with pool and spa (and they can be heated. The furniture that was there was pretty rough so it was something we quickly upgraded. We actually ended buying the same chairs we have at home because we LOVE them!

The pool has a safety gate that can be easily taken down!
